Overview
Set in a neighbourhood of one of the oldest residential settlement on the Kowloon Peninsula and a historical gathering ground for the vanished Tanka fishermen before its reclamation, this modern 27-storey apartment tower outfitted with retail and clubhouse facilities at podium levels attempts to re-invent its disappearing urban context, which dated back for centuries. As a metaphor, the building resembles a collage of a densely-populated boxed-in dwelling flats randomly staggering on each other to harbor the birth of a new cityscape.
Project challenges
The development originally consists only 6 lots at 342-354 Un Chau Street, which the last lot at 356 Un Chau Street was only successfully acquired during the superstructure construction stage of the development.
Modification of layout to utilize the GFA gained from the last lot while minimizing abortive works is one of the key challenge of the project.
To maintain a seamless construction programme without site idling, consent for concurrent construction of different types of works within the combined site was successfully granted by Buildings Department via liaison on safety measures provision.
To attain the boxed-in façade concept while minimizing the construction cost, numerous coordination workshops are conducted between project team and contractor team to standardize the unitized curtain wall system while fulfilling the façade design intent, services space requirement, water-tightness and construction simplicity.
